Selling your home may feel like a daunting task and project to begin, but it doesn't have to be. Partnering with our team and having an organized plan will help you better navigate the journey, and get where you need to be, on time.

Here's a sample roadmap of how we will work together prior to listing your home.

Pre-Sale Checklist:

Research your local market

  • Set up email searches on Senne.com in your neighborhood to see comparable listings.

  • Talk to your SennĂ© Associate about our KVCore app.

  • Establish your base price or the lowest price you’re willing to accept for your home.



Assess your home’s condition

  • Do a walkthrough to identify any areas of concern that may need improvement.

  • Hire professionals for any bigger projects, like work that needs to be done to your home’s systems.

  • Examine the exterior of your residence and spruce up areas in need to boost curb appeal.

  • Evaluate whether outdoor areas may need to be power washed, refinished, or staged.


Do a deep clean

  • Do a detailed clean of common areas.

  • Clean mirrors and glass of visible streaks, especially if in a space with windows.

  • Don’t forget the window sills, vents, and light fixtures.

Declutter and depersonalize your home

  • Embrace minimalism. Include only the bare necessities of what brings a room together.

  • Remove excess furniture and other bulky items.

  • Hide custom decor, family photos, knick-knacks, and any other traces of personal hobbies.

  • Store away pet items like food bowls, toys, and beds.

  • Consider removing wallpaper and painting over accent walls with neutral tones.


Stage your home

  • Create walkable paths so visitors can flow easily from one room to the next.

  • Let in as much natural light as possible to create an airy setting.

  • Place plants and other contemporary decors throughout the home to create the modern feel buyers seek out.


Select images for your listing

  • We’ll take crisp interior and exterior photos of your home during the day, using natural light to highlight your home’s best features.

  • We include images of amenities buyers would find appealing, such as backyards, walk-in closets, and storage space.

  • We use Matterports and virtual tools to give visitors an additional viewing method.

Post-List Checklist

After we've worked through the pre-sale preparation process, we will list your home to attract the highest number of qualified buyers. Here are some of our post-listing action items we can use to build out a schedule:

Signage and marketing

  • Place signage in your front yard to let passersby know your home is for sale.

  • Your agent will create postcards to be sent to a targeted mailing list indicating your home is on the market.


Hold open houses

  • Plan open houses with your agent and don’t forget to invite the neighbors.

  • Make sure you’re not present during showings, as this could deter potential buyers.


Keep a clean home

  • At the end of each day, go through each room to eliminate clutter and put away personal mementos.

  • For more commonly used spaces like the kitchen, bathrooms, and bedrooms, pick up after yourself after each use.


Evaluate offers

  • Create a list of criteria each offer should have. Sort through offers with these criteria in mind to quickly identify viable proposals.

  • Be on the lookout for buyer’s financial strength, concessions, and flexibility.


Negotiate and accept an offer

  • Based on your criteria, select the best offer and begin negotiations.

  • After discussing contingencies and other closing terms, if you feel you’ve found a qualified buyer, accept the offer.


Connect with an attorney

  • Ask your agent to connect you with recommended real estate attorneys.

  • After selecting one, have your lawyer review the sales agreement and communicate your terms with your buyer.


Justify your home’s price

  • The buyer’s lender will send an appraiser to assess the home’s condition. Their job is to make sure the buyer is paying a fair price for your home.

  • Your agent can provide the appraiser with similar comparable sales in the neighborhood.


Schedule a final walkthrough

  • Scheduled the day before closing, this will be the buyer’s time to walk through the home alone.

  • The new owner should use this time to inspect the home at their pace and document any concerns they may have.


Close the deal

  • A third-party professional will step in to conduct the closing proceedings including reviewing the sales agreement, verifying the final amount owed to the seller, and witnessing the title transfer to the new owner.
