Picture Perfect: Preparing Your Home for Professional Photography

We’re almost ready to list your home! The final step is getting professional photos taken. We’ll notify you a few days before the scheduled appointment. The actual photography session typically takes 1 to 2 hours for condos, and 2 to 4 hours for single-family homes or townhouses, depending on the size. You don’t need to be home during this time. Along with capturing beautiful photos, our photographer will also create a detailed floor plan of your home, all at no cost to you. Here are some of our top tips to make sure your home shines in the photos:

  • Make sure pets are out of sight or secured in a crate during the shoot.
  • Hide pet items like beds, bowls, and toys.
  • Make the beds.
  • Put away all dishes.
  • Turn on every light and double-check that all bulbs (especially in lamps) are working.
  • Take a few photos of your home on your phone the day before. If any room looks cluttered, tidy it up even more.

Keep in mind, during the photography session we may need to move some items around to get the best angles. While we do our best to return things to their original spot, don’t be surprised if a few things are slightly out of place when you return. We apologize in advance, but our goal is to make sure your photos are flawless!

For condos, we often take photos of building amenities, like fitness rooms or parking areas. For single-family homes, we may capture nearby amenities, such as parks or playgrounds. If there’s anything specific you’d like highlighted, let us know!

It usually takes around 48 hours to receive the final photos. Once they’re ready, we’ll activate your listing on the MLS, and your property will officially be on the market!
